§ 1 Scope of application
These terms and conditions are an essential element of each Accomodation Agreement made with a Party that is a Consumer and “Ferien am Fliess”.
An agreement will be concluded at the moment of express acceptance of the Party that is a consumer: consists of booking (binding), down payment (20 per cent of total) within specified period of time and written booking confirmation by “Ferien am Fliess”. The contract content is arranged by terms and conditions. Therefore there is no need for a separate rental contract.
§ 2 Check-in; Check-out
Check-in on the day of arrival is earliest 3.00 pm.
Check-out on the day of departure is latest 10.30 am in order to be able to clean the house for the next guest. Before departure there is an inspection to document possibly existing damages.
§ 3 Terms of payment
Payment in advance by bank transfer designated on the invoice.
Payment is due within 10 days. In case of last minute bookings payment is due promptly. If there is no payment within 14 days or in case of last minute bookings no payment on the day before arrival “Ferien am Fliess” may withdraw from contract.
First there is a down payment to be made – 20 per cent of total.
4 weeks before date of arrival at the latest the remaining amount has to be paid.
Alternatively you can of course pay the full amount.
It is not possible to pay with credit or debit card or cash.
All prices on our website are up-to-date. The agreed price is binding.
Holiday rent includes final cleaning, bed linen, towels, dish towels, energy, water, heating, a parking space and tax.
Under tax law, every guest who stays in the community of Lübbenau is required to pay a tax (Kurtaxe), which is used to create and to maintain the tourism infrastructure.
§ 4 Cancellation terms
We recommend that you take out insurance for the costs of cancelling the trip. If you should not be able to make the trip the following conditions apply: Cancellations must be conducted in written form (letter or E-Mail. Depending on the date of cancellation the following fees arise:

We are of course interested in renting a once cancelled stay anew. Being successful cancellation fees my drop or become less.
§ 5 Liability
If a holiday-maker causes damage on the premises of “Ferien am Fliess” he or she has to bear the damage entirely.
“Ferien am Fliess“ is not liable for lost or stolen items on the premises.
§ 6 Obligation and reference
Please respect that our holiday houses are non-smoking houses and that pets are not permitted on the premises. “Ferien am Fliess” can only be reached by crossing a bridge. It is therefore not suitable for people with reduced mobility. Since “Ferien am Fliess” is directly situated at the waterfront we suggest that guests with small children take special care.
Please also note that due to the historical character of the “Scheune” the sleeping loft is a low room.
Please be caution when handling fire.
§ 7 Withdrawal from contract by landlord
- “Ferien am Fliess” is entitled to withdraw from the contract if
- Guests arrive with more than agreed people
- Guests arrive with pets or animals
- Guests smoke in the holiday houses
- Guests do not handle fire with caution
- Guests who do not refrain from making any disruptive noise
In any of these cases guests are not entitled to receive a refund.
§ 8 Final clauses
In general the severability clause applies. Legal venue is Leipzig.
